This project was a major restoration/renovation of a historical building. This 3-story mixed use building was severely damaged by fire in Feb., 2001. As a result the owner decided to take advantage of the Maryland Historic Trust and the National Park Service tax credit program. The building was abated for all toxic paints and mold. Demolition was performed in all permissible areas and the original staircase was preserved as well as exterior windows and doors.

A new elevator was installed to meet ADA requirements and the systems were updated and divided for leasing purposes. Today the building houses the original toy store and another store front retail space on the first floor with office spaces on the upper two floors. This project was awarded the 2004 Preservation Project Award by the Maryland Historical Trust.

“The fire in the historic Tred Avon Building in Easton in February of 2001 destroyed the roof and third floor entirely. The second and first floors sustained extensive water damage. As the owner, I was faced with finding both a contractor and architect to work with me in rebuilding my beautiful building. The one name that I kept hearing as being the best architect possible was Christine Dayton. I had know Christine personally for years, and liked and respected her, so the decision was easy for me. Christine was my first and only choice."

Knowing someone and actually working with that person are two different things. As time went on, I continued to be awed by the extent of Christine’s knowledge, creativity, and professionalism. Our mutual commitment was to restore the building to its historical integrity while at the same time incorporating modern conveniences such as an elevator and handicap accessibility and, at the same, time making sure everything was up to modern code…..a daunting task, to say the least.

Christine’s help in my receiving both state and federal tax credits for historic preservation was invaluable. The process is complex and must be documented in great detail. Christine guided us all through the process and gently (or not so gently at times) insisted that a newel post or a plinth be saved rather than, as builders like to do, demolished and rebuilt in a more sensible and sterile manner.

I liked working with Christine. She always respected my opinions and kept open the lines of communication. I always felt she had my best interests at heart and that she was totally sincere and honest. Her creativity never ceased to amaze me and her commitment to the project was very real.

The Tred Avon Building is whole once again, and even more beautiful than it was before. It is the shinning star of downtown Easton, thanks in great part to the efforts and talents of Christine Dayton.” -
