Practicing in the areas of architecture and interior design for over 25 years, Christine M. Dayton is involved in all phases of the firm's building projects. At the start she is more involved in the planning and design process. As the project progresses, she utilizes the talents of her staff to produce documents and conduct code research as required. Mrs. Dayton is always directly involved in all final documents and any meetings or presentations.
Following is a brief summary of each specific phase of the architectural process:
Pre-Design
During this phase we gather all of the necessary information to help accommodate a client's needs, such as their program, budget, and desired time frame.
Existing Condition Documents
If adding an addition or renovating an existing structure, we photograph, field measure, and document the existing conditions. Electrical or mechanical subcontractors are consulted if the scope of work requires alterations to existing building systems.
Site Analysis, Codes & Zoning
We examine the property's existing site plan to determine the current zoning and to study the sun paths and view paths as well as any required setbacks.
Schematic Design
We then prepare one or more preliminary schematic designs that incorporate the client's "wish list" for the project.
Design Development
Based on correspondence with the client, we refine and finalize all aspects of the selected schematic designs and incorporate them into one working design. At this point, selections begin for exterior finishes, doors, and windows as well as finishes for each space.
Construction Documents
These are the final documents that are issued to general contractors for the bidding process and to permitting authorities to apply for building permits. These documents include all of the technical information and material specifications required, in addition to sections, elevations, and details describing the scope of the work.
Bidding and Negotiations
We are available to bidding contractors to review the bid package and project site. Working together with the client we analyze the bids received. Once the builder is selected, we offer guidance on contract particulars; we recommend the use of an AIA contract that has been thoroughly reviewed by the client's attorney.
Construction Administration
Once construction is underway we coordinate with the general contractor and the client to insure that the documents are being followed and specific products installed. We review applications for payment for accuracy and completion. Finally, we issue a Certificate of Substantial Completion and prepare a punch list of items to be completed by the contractor.
